What will this condo actually cost you?
The listed price is never the whole story. Estimate your monthly instalment, plus the stamp duty and legal fees due at signing, for a citizen/PR or a foreign buyer.
Buyer type
Down payment defaults to 10% for citizens/PRs and 30% for foreigners (typical margins), but you can type over either. These are estimates for comparing projects, not a bank's actual loan offer.

Estimates only, built from the published 2026 stamp duty schedule and the 2023 Solicitors' Remuneration Order's discounted rate for developer/new-launch purchases. Actual figures depend on your bank's approved margin, your lawyer's exact billing, and any developer rebates, always confirm real numbers with us or your lawyer before relying on this for a purchase decision.
How This Is Calculated
- Monthly payment: standard loan amortisation on (price minus down payment), at the interest rate and tenure you enter.
- MOT stamp duty: citizens/PRs pay a progressive rate, 1% on the first RM100,000, 2% on the next RM400,000, 3% on the next RM500,000, and 4% above RM1,000,000. Foreigners pay a flat 8% on the full price, effective since 1 January 2026 (double the old 4% rate).
- Loan agreement stamp duty: a flat 0.5% of the loan amount, for every buyer type.
- First-time buyer exemption: Malaysian citizens (not PRs) buying their first home at an SPA price of RM500,000 or below get a 100% exemption on both the MOT and loan agreement stamp duty, through 31 December 2027. It doesn't apply to PRs, and it structurally doesn't apply to foreign buyers in KL either, since the RM1,000,000 minimum price for foreign buyers already exceeds the RM500,000 cap.
- Legal fees: every project on this site is a developer/new-launch purchase, so the discounted Housing Development Act scale applies rather than the full resale-property rate. That works out to roughly 0.94% to 1.25% on the first RM500,000, tapering down to about 0.6% on amounts above RM1,000,000, plus 8% service tax on the fee itself. The same tapering scale is used for the loan agreement's legal fee, calculated on the loan amount instead of the price.
