Brightwood Sungai Besi
A 28-storey, 204-unit leasehold serviced apartment on Jalan Tasik Utama 4, Pekan Sungai Besi, still at pre-launch stage with an Early Bird EOI package open now.
The earliest-stage project we've reviewed. It hasn't officially launched: the developer's own booking forms confirm the project isn't open for sale yet, and every price here is explicitly indicative, not final.

Check current pricing →What the brochure won't tell you
- This project hasn't launched. The developer's own Expression of Interest and retainer-appointment forms explicitly state the project isn't open for sale and that any offer price is 'indicative or tentative.' We have a real, detailed unit-by-unit price sheet, but treat every figure on this page as a starting point for a conversation, not a locked-in price.
- No exterior building render exists in the materials we were given, only interior CGI (lobby, gym) and real drone photos taken from the actual site. We're showing you exactly what the developer has provided rather than fabricating a tower render, ask us if a fuller render set becomes available closer to launch.
- It's leasehold, 81 years, expiring 2107. The developer states it 'will renew prior VP' (vacant possession), get that commitment in writing rather than taking it as settled.
- The main contractor, Golden Armani Sdn Bhd, is part of the Armani Group, the same group behind Armani Hallson KLCC and Armani Hallson Bukit Bintang already on this site. They're the builder here, not the developer, so don't mistake this for an 'Armani project', Brightwood Development Sdn Bhd is a separate, newly incorporated (2022) developer.
- The architect, Heah CK Architect, is a smaller Puchong-based firm, not the same design pedigree as the Konzepte-designed projects (Dawn KLCC, Divine KLCC) also on this site. Worth knowing if brand-name design credentials matter to your decision.
- Maintenance fee is quoted at RM0.35 psf including sinking fund, notably lower than the RM0.70-0.95 psf quoted on other KLCC-area projects we've reviewed. That could reflect a leaner facilities list (this project has 2 facility floors vs 39 individual facilities elsewhere) or simply be an early pre-launch estimate. Confirm once the JMB is formed.
A closer look
Brightwood Sungai Besi is a 28-storey, 204-unit serviced apartment on Jalan Tasik Utama 4, in Pekan Sungai Besi, by a newly incorporated developer, Brightwood Development Sdn Bhd. It’s genuinely early stage: the developer’s own booking documents confirm the project isn’t officially open for sale yet, and what’s available right now is an Expression of Interest and an Early Bird pre-launch package.
Why Buyers Consider This One
- Four view directions built into the marketing, KLCC/city view (north), mountain view (east), lake view (south), and Bukit Jalil view (west), each stack pre-labelled by facing in the developer’s own price sheet.
- An Early Bird package, capped at 50 units (30 reserved for Bumi buyers), with a 24-month interest subsidy worth RM18,000 to RM24,000 depending on unit type.
- All units are semi-furnished: kitchen cabinets with hood and hob, air conditioning, and a digital smart lock included, plus free SPA and loan legal fees (MOT excluded).
- 3-tier security and dedicated resort-style facility floors (Level 27 and 28): swimming pool, wading pool, gym, sauna, a grand entertainment lounge with co-working space, and a pickleball court, unusual for a project at this price point.
- Sungai Besi’s transit position: the developer lists the Sungai Besi MRT Station, Bandar Tasik Selatan interchange, Bukit Jalil MRT Station, and Serdang KTM Station as connected, though exact walking distances weren’t included in the materials we received, ask us to confirm before assuming any of them are walkable.
What to Verify Before You Book
- This hasn’t launched. Every price you see, from us or anywhere else, is indicative until the developer formally opens sales. Don’t treat the current price sheet as locked in.
- Read the retainer and EOI paperwork carefully. The developer’s own forms are explicit that no legal rights, pre-emption rights, or contractual obligations exist at this stage, on either side.
- It’s leasehold, not freehold, 81 years remaining as of today. The developer states it intends to renew the lease before vacant possession, get that in writing rather than assuming it.
- Confirm actual walking distances to MRT/LRT stations and malls. The developer’s Unique Selling Points sheet lists these as “connected” without giving specific distances, unlike some other projects we’ve reviewed on this site.
Facilities Worth Knowing About
Facilities are concentrated on two levels rather than spread across the building:
- Level 27: swimming pool, wading pool, pool deck, playground, gymnasium, two saunas, a surau, a grand entertainment lounge with co-working space, and a BBQ area with an open terrace
- Level 28: a dedicated pickleball court, four half-courts
- Ground floor: management office, mailroom, a Taska (childcare room), and dedicated visitor and EV charging bays
Current Details To Confirm
- Official launch date. The project is currently at EOI stage only.
- Final pricing, once the developer moves from indicative pre-launch figures to an official price chart.
- Exact distances to the MRT stations and malls listed as unique selling points, the developer’s materials name them but don’t give walking distances.
We’ll update this page once Brightwood Sungai Besi has an official launch date and confirmed price chart. In the meantime, ask us about the Early Bird package while it’s still open.
- Developer's own pre-launch sales kit: Project Info Summary, FAQ (dated 28/09/2026), Unique Selling Points, SPA Price sheet, Sales Package, Site Location, Unit/Typical/Facilities/Lobby floor plans, Car Park Plan, Unit Car Park Allocation, EOI and Retainer booking forms (Brightwood Development Sdn Bhd, direct)

- https://www.lookp.com/heah-ck-architect (confirms Heah CK Architect is a Puchong-based firm)
- No independent listing (PropertyGuru, EdgeProp, or news coverage) exists yet for this project, checked 30 September 2026
Floor plan & layouts
7 layout types from the developer's own unit layout plan set. Type A, B, C, and D are built on Levels 10-25 (4 units per floor for A/B, 2 per floor for C/D); Type A(A), C(A), and D(A) are larger variants built only on Level 9. Type D and D(A) have a distinctive split layout (a central AC ledge dividing two near-mirrored halves) that's commonly configured as dual-key, confirm this with us for the specific unit you want.

Before you pay a booking fee
- This is EOI stage, not a binding sale. Read the retainer letter and EOI form carefully, ideally with your own lawyer, before paying any retainer or booking fee. Confirm refund terms in writing.
- Commercial title with HDA. Confirm with your bank how this affects loan margin and terms compared to a standard residential purchase.
- The Early Bird package is capped at 50 units (30 of which reserved for Bumi buyers) with a 24-month interest subsidy. If that specific offer is what's drawing you in, ask about remaining allocation soon, it won't last once the project formally launches.
If you're investing 1
- Leasehold with 81 years remaining as of now (expires 2107). Factor the remaining lease into your resale and financing planning, especially for a long hold.
If you're living in it 1
- Car park allocation varies a lot by type: Type A/C get 2 bays, Type D gets only 1. If parking for multiple vehicles matters to you, confirm the exact allocation for your unit before booking.
