Dawn KLCC
A 68-storey freehold tower on Jalan Ampang, Kampung Baru, 385m from the Petronas Twin Towers and next to the Saloma Bridge, mixing office suites with serviced apartments in one building.
Already 91% sold as of May 2025, the most advanced sales progress of the KLCC launches we've reviewed, with facilities spread across multiple sky floors instead of stacked on one podium deck.
Chin Hin Property Development
2029
348 - 835 sq ft
Freehold
960 (492 serviced apartments + 468 office suites)
RM 713,000
Indicative pricing: From RM 713,000 (confirmed by EdgeProp and PropertyGuru listings, and matches the developer's own factsheet for the smallest office suite. The project was already 91% sold as of May 2025, so the cheapest, smallest units are very likely gone. Confirm current availability with us.)
Check current pricing →What the brochure won't tell you
- This is already 91% sold as of May 2025, the most sold-out of the KLCC-area launches we've reviewed. Whatever's left is likely a specific handful of stacks or the pricier types, not a full price chart. Ask us what's actually still open before you get attached to a size or budget.
- It's one building split into two titled components: office suites (Type A family, non-HDA) and serviced apartments (Type B and C family, HDA). These carry different financing rules and, for office suites, no residential occupation guarantee. Confirm with your bank and with us which title your target unit falls under.
- No unit comes with a parking bay. You rent a season pass (about RM200/month) or pay daily (about RM24/day) from a third-party operator, not the developer. Factor that into your monthly numbers.
- Don't confuse this with Divine KLCC. Same developer (Chin Hin Property Development) and the same Menara Centara sales gallery, but a separate, later building on Jalan Saloma with different tenure timelines and specs. If someone hands you a brochure for one, check the address before assuming it's the other.
- The Bumi allocation is 30% of units at a 5% rebate. Once that quota is filled, non-Bumi buyers pay the same 15% (partially furnished) or 20% (fully furnished) rebate as everyone else, so don't plan around the Bumi rate unless you actually qualify.
- Buyers don't get to choose their own solicitor. If that matters to you, ask upfront who's handling the SPA.
A closer look
Dawn KLCC rises on Jalan Ampang in Kampung Baru, 385 metres from the Petronas Twin Towers and right next to the Saloma Bridge, close enough that several of its upper-floor amenities look straight at the towers. It’s a 68-storey freehold tower by Chin Hin Property Development, built through Dawn Land Sdn Bhd, a 70:30 joint venture with Fiamma Holdings, and marketed under two names for its two components: “Lifestyle Suites” for the office suites and “Serviced Apartment” for the residential units.
Why Buyers Consider This One
- Freehold title, on a site that puts you within walking distance of both the KLCC and Kampung Baru LRT stations.
- Sky facilities spread across multiple floors rather than stacked on one podium deck. The sky bar and swimming pool both look directly onto the Twin Towers, a genuine visual draw rather than a marketing render exaggeration, we’ve verified the sightline matches the developer’s own perspective renders.
- Already 91% sold as of May 2025, per The Edge Malaysia, the most advanced sales progress among the KLCC-area launches we’ve reviewed. That’s a vote of confidence from the market, but it also means very limited choice left, see below.
- Two entry points under one roof. Smaller office suites start around RM713,000, while 2-bedroom serviced apartments start higher, so there’s a real price range depending on which title and size fits your budget.
- Prime office-tower neighbours. Menara Public Bank is 200m away, and the project sits opposite the W Kuala Lumpur and Four Seasons Hotel, useful context if your plan is renting to corporate tenants.
What to Verify Before You Book
- What’s actually still available. At 91% sold, don’t assume the full price chart is open. Ask us for the current stack and unit list before you fall in love with a specific size.
- Which title your unit falls under. Office suites (Type A family) and serviced apartments (Type B and C family) carry different financing and usage rules. Confirm with your bank which applies to the unit you want.
- Parking is a separate monthly cost, not included with any unit. Budget an estimated RM200/month for a season pass from the third-party car park operator.
- Don’t confuse this with Divine KLCC. Same developer, same Menara Centara sales gallery, but a separate later project on Jalan Saloma with its own tenure, pricing, and completion timeline. Check the project name on any brochure you’re handed.
Facilities Worth Knowing About
The sales kit describes a genuinely large stack for a mixed office-suite and residential tower, spread across the sky rather than concentrated on one floor:
- Sky Bar and Swimming Pool, both with a direct sightline to the Petronas Twin Towers, the standout amenities in the developer’s own renders
- Function Room, Games Room, Co-working Space, and an Indoor Play Gym, aimed at both work-from-home residents and families
- Badminton court, half-court basketball, outdoor playground, kids’ pool, gymnasium, and gym studio
- Automated Waste Collection System (AWCS), a pneumatic chute system that moves refuse straight to a sealed central container, standard on newer Chin Hin projects but still a genuine convenience over manual bin collection
- GreenRE provisional Gold certification (per the developer; confirm final status before assuming the certification is locked in)
Current Details To Confirm
- Which stacks and unit types remain unsold. At 91% take-up, this changes fast.
- Current maintenance fee. The developer quotes an estimate of roughly RM0.70-0.80 per sq ft including the sinking fund, but actual billing follows each unit’s allocated share units under the Strata Management Act.
- Car park rental rates, which are set by a third-party operator and can change independently of the developer’s own pricing.
Two show units, Type B and Type C1, are open daily from 10am to 7pm at the Dawn Sales Gallery in Menara Centara, Chow Kit.

Floor plan & layouts
22 individual layout types from the developer's official unit layout plan set: 8 office-suite types (Type A family, all 1 bedroom 1 bathroom, on Levels 10-21) and 14 serviced-apartment types (Type B and C family, mostly 2 bedroom, on Levels 23A-67, several with dual-key and 2 bathrooms). Facing and exact stack availability change as units sell, confirm with us before booking.

Before you pay a booking fee
- Commercial land title (not residential) for the whole development. Ask your bank early how that affects loan margin and terms, separate from a standard residential purchase.
- No car park bay is bundled with any unit. Ongoing parking cost is a third-party rental, not a one-time purchase, and rates can change.
- 91% take-up as of May 2025 means limited remaining inventory. If a specific size or stack matters to you, confirm availability before you plan around it.
- GreenRE certification is described by the developer as provisional Gold, not yet finalised. Ask for the current certification status if that factors into your utility-cost assumptions.
If you're investing 1
- About 20% of buyers so far are international (mainly China, Taiwan, and the Middle East, per The Edge Malaysia's May 2025 report), which is useful context for likely tenant demand, but isn't a guarantee for your own unit's rentability.
If you're living in it 1
- Office suites (Type A family) are studio-style, non-HDA units. Confirm with us and your bank whether day-to-day residential use and standard mortgage financing both apply to the specific type you want.

Renders only tell you so much. Seeing the show unit and the actual view from height is what usually settles whether a project is worth shortlisting.
