Ophira Resort Residences
Twin freehold towers on Jalan Segambut, next to Dutamas and Mont Kiara, on a 4.74-acre site Chin Hin only acquired in October 2025.
A genuinely pre-launch project, so early that the developer only acquired this land in October 2025. This page is built entirely from the developer's own sales kit, with no independent listings or pricing yet to cross-check against.

What the brochure won't tell you
- This project hasn't launched. Chin Hin only acquired this land in October 2025, and every fact on this page comes from the developer's own sales kit. There's no PropertyGuru listing, no EdgeProp coverage, no independent psf figure to cross-check against yet. Treat this as a first look, not a final price chart.
- No pricing is published anywhere, including the developer's own sales kit. Don't let anyone quote you a psf figure for this project until the official launch, it isn't public information yet.
- Q4 2031 is a long completion horizon, even by KLCC-area new-launch standards. A lot can change with the developer's own timeline between now and then.
- The developer's REA Advertising Guideline is unusually strict for this project: no use of the Ophira or Chin Hin logo, no reuse of the CGI/renders in ads, and no linking to the official site, all subject to the agent's own written approval from the developer. Confirmed with the developer directly before this page went up.
- Chin Hin's nearby projects give a useful track record: Dawn KLCC was already 91% sold as of May 2025. That's a reasonable signal of demand for the developer's execution, though it says nothing about how Ophira specifically will be priced or received.
- GreenRE certification is stated as already achieved ("GreenRE Certified Residence") in the sales kit, unusual for a project this early. Worth confirming the certification stage (provisional vs final) once more details are public.
A closer look
Ophira Resort Residences is a very early-stage project: twin freehold towers planned for a 4.74-acre site on Jalan Segambut, next to Dutamas and close to Mont Kiara, by Chin Hin Property (Segambut) Sdn Bhd. Chin Hin only acquired this land in October 2025, so this page is built entirely from the developer’s own sales kit. There’s no public listing, no independent psf figure, and no confirmed launch date yet, we’re publishing this as a first look, not a finished price chart.
Why Buyers Consider This One
- Freehold title, on a site positioned as an “urban forest” retreat next to two of KL’s more established addresses, Dutamas and Mont Kiara.
- A resort-style facility stack, 39 facilities across the podium and two separate sky gardens (Tower A Level 53A, Tower B Level 51), including a 43m lap pool, wet deck, floating gym-adjacent gymnasium, and dedicated kids’ zones.
- 450m to KTM Segambut, with DUKE Highway access 3.0km away, useful if your daily commute runs along that corridor rather than into the KLCC core.
- GreenRE Certified, per the developer, along with a Smart Home System and kitchen fitted by the developer’s in-house Signature brand, the same fit-out brand used on their Divine KLCC project.
- Design pedigree: architecture by Konzepte (also behind Dawn KLCC and Divine KLCC), landscape architecture by WDI Design, and interiors by Motto Designs.
What to Verify Before You Book
- There is no price yet. Nothing in the sales kit or in any public source states a psf figure or unit price. Treat any number someone quotes you before the official launch as unverified.
- This hasn’t launched. Land was only acquired in October 2025, and the target completion is Q4 2031, both signs this is genuinely pre-launch, not a project that’s simply under-covered by the press.
- Segambut is a different rental market from KLCC-core. If you’re comparing this to Dawn KLCC, Divine KLCC, or Armani Hallson on this site, don’t assume the same rental yield or tenant profile carries over, run the numbers for this specific micro-market.
- REA advertising restrictions apply. We’ve confirmed written approval from the developer to feature this project, but the developer’s own guideline restricts logo use, CGI reuse, and direct links to their official marketing, so some of what we can show you is limited by design, not by omission.
Facilities Worth Knowing About
The sales kit describes a genuinely large facilities list for a still-unlaunched project, split across the podium (Level 1) and two separate sky gardens:
- Lap Pool, Wet Deck, Water Pavilion, and a separate Family Pool with a Kids’ Splash Zone, a fuller pool offering than most single-pool KLCC launches
- Gymnasium overlooking the pool deck, plus a Yoga Deck and Wellness Garden
- Multi-purpose Sports Court covering tennis, basketball, badminton, pickleball, and volleyball
- Function Hall, Pre-function Hall, Co-working Space, Music Room, and separate Kids’ Discovery Games Room and Family Games Room
- Two Sky Gardens (Tower A Level 53A, Tower B Level 51) each with their own amphitheatre terrace, sky-view plaza, and step seating, a genuinely unusual amount of elevated outdoor space for a project this size
Current Details To Confirm
- Official launch date and price chart. Neither exists publicly yet.
- Final unit count, the sales kit doesn’t state total units per tower, only “2 Blocks.”
- Construction start date, given the land was only acquired in October 2025.
We’ll update this page the moment Ophira has a public launch date and price chart. Ask us to register your interest in the meantime.

Floor plan & layouts
12 layout types from the developer's sales kit Product Mix table. The sales kit gives size, bedroom/bathroom count, and car park allocation for each type, but doesn't include individual floor plan line drawings, only spec cards with icons. Ask us for the latest floor plan sheet once the project officially launches.
Before you pay a booking fee
- No official launch date, price chart, or public listing exists yet. Everything here is subject to change before Ophira actually goes to market.
- The land was only acquired in October 2025 at RM31.74 million (per The Edge Malaysia and The Star). Construction hasn't started; site works and approvals are still ahead.
If you're investing 2
- Q4 2031 completion is a long hold before you get a completed asset or start collecting rent.
- Segambut, next to Dutamas and Mont Kiara, is a different micro-market from the KLCC-core projects on this site (Dawn KLCC, Divine KLCC, Armani Hallson). Compare rental demand and tenant profile separately rather than assuming KLCC-level rents apply here.
If you're living in it 1
- Smart home system and kitchen fit-out are branded "Signature" in the sales kit, the developer's in-house fit-out brand also used on Divine KLCC. Confirm the exact spec once the project launches, as early sales-kit specs sometimes change before completion.
