Edwiin's honest take

What the brochure won't tell you

  • The covered bridge straight into KLCC is useful, not just a marketing line. Good for tenants who want to walk to work or shopping.
  • Not every unit faces KLCC or KL Tower. It depends on the stack and floor. Ask Edwiin which one before you book.
  • It's freehold, a plus compared to Divine's leasehold status if long-term ownership matters to you.
  • 2,227 units is a lot. That affects rental competition once the project is done, so factor it into your numbers.
  • The developer markets this same tower under two different taglines, "Armani Hallson KLCC" in some sales kits and "Armani Hallson Bukit Bintang" in others. It's the same building on Jalan Ampang, not two projects, but it's worth knowing so you don't get confused comparing brochures.

Every photo we have on file

Armani Hallson KLCC sits on Jalan Ampang, on the former SJKC Lai Meng school site, about 300 metres from the Petronas Twin Towers. It’s a freehold mixed SOHO/SOVO development by Armani Group, with Five Senses operating the property in partnership with Homes & Villas by Marriott Bonvoy. That hospitality brand tie-in is a point of difference from most KLCC launches.

What Buyers Should Compare

The project’s standout practical feature is a direct covered link bridge into KLCC and Pavilion KL. That’s useful if you’re buying for a tenant who wants to walk to work or shopping without touching the street. It’s also freehold, which some buyers will weigh heavily against leasehold alternatives in the same micro-market.

The honest caveat: the KLCC view is not guaranteed across the board. Developer marketing shows units facing the Twin Towers and KL Tower, but the actual sightline depends heavily on which block, stack, and floor you’re looking at. Some units simply don’t get it. Confirm unit by unit rather than assuming from a brochure render.

At 2,227 total units across three towers, this is a high-density project. Independent buyer commentary has raised a fair question: with that many units competing for short-stay and long-term tenants at once, does the rental math still work after loan repayments and maintenance fees? Run your own numbers rather than taking projected yields at face value.

One naming quirk worth flagging: the developer’s own sales kits don’t always use the same tagline for this tower. Some materials brand it “Armani Hallson KLCC,” others “Armani Hallson Bukit Bintang.” Both describe the identical building on Jalan Ampang. It sits close enough to both precincts that the developer seems to pick whichever name resonates more with a given audience. If you’re cross-checking listings or brochures from different sources, don’t assume a “Bukit Bintang” version is a separate launch.

Facilities Worth Knowing About

The sales kit lists an infinity sky pool, sky gym, Imperial Onsen, hydro spa, co-working spaces, Zen gardens, and 20 EV charging bays. The lobby and lounge areas, branded “Prestige Hallway” and “Ember Lounge” in the sales kit, look well-finished based on the render quality. A later sales kit adds more detail on the sky-level facilities specifically: a skyline infinity pool on Level 71A, a Garden Pavilion on Level 11 with a Twin Towers sightline through the trees, and an observation deck on Level 71.

Current Details To Confirm

Ask Edwiin specifically which stack and floor still has an unobstructed KLCC or KL Tower view. This varies more than the marketing materials suggest. Also confirm current pricing, as SOHO/SOVO units carry commercial financing terms that differ from a standard residential mortgage.

The most recent developer layout sheet reviewed (dated September 2026) lists 14 unit types, A1 through D2, ranging from 538 sq ft dual-key studios to a 1,487.57 sq ft three-bedroom Type B4 with a private balcony. This is a fuller picture than the five SOVO types previously available, but the sheet itself has an internal inconsistency: several types repeat the same metric (m²) figure against different imperial (sq ft) totals. Go by the sq ft number, and get written confirmation of the actual strata area before signing anything.

Unit types

Floor plan & layouts

14 layout types (A1–D2) from the developer's September 2026 layout plan sheet, the most complete floor plan set reviewed to date. This supersedes an earlier partial list (Types SOVO B, B1, C, D, E) that didn't correspond by size to any type on this later sheet; those may be an older or informal cut, so confirm with Edwiin which naming applies to the exact unit you're offered. The developer's own sheet also has an unresolved inconsistency: several rows repeat the same m² figure across different-sized types (e.g. Type A1 and Type B2 both list 57.97 m², despite B2's sq ft total being 996 against A1's 624). Treat the sq ft figure as the headline number and always confirm the actual strata area on the SPA before booking. Facing isn't stated on this sheet either, so confirm that with Edwiin too.

Before you pay a booking fee

  • View quality varies a lot by stack. Some units face KLCC and KL Tower, others don't. Confirm the exact facing before booking.
  • 2,227 total units across 3 blocks is high density. Factor this into rental competition and building management.
  • Several comparable KLCC projects complete in the same 2028 to 2029 window, which adds supply-side risk for rental yield.
  • SOHO/SOVO commercial title, not residential. Financing and usage rules differ from a standard condo, so confirm with your bank.
  • The developer's own floor plan sheet has m² and sq ft figures that don't reconcile on several unit types (same m² value repeated against different sq ft totals). Confirm the real strata area on the SPA, not just the marketing sheet.
