MM2H 2026: Why Buying Property Is Now Mandatory, Not Optional
The restructured MM2H visa ties your long-stay status to a real property purchase you must hold for 10 years. Here's what each tier actually requires.

MM2H, short for Malaysia My Second Home, is Malaysia’s long-stay visa programme for foreigners who want to live in the country for years at a time without going through full permanent residency. It’s run by the Ministry of Tourism, Arts and Culture (MOTAC), built around a fixed deposit placed in a Malaysian bank, and it’s been restructured more than once since it launched, most recently into the tiered Silver, Gold, and Platinum system running in 2026.
If you’re applying under that system, the property question isn’t “should I buy something in Malaysia?” anymore. It’s “which property satisfies my tier?” The restructured programme folds property ownership directly into the visa requirements, and that changes how you should be shopping.
The Three Tiers, Side by Side
| Tier | Fixed deposit | Minimum property value |
|---|---|---|
| Silver | USD 150,000 | RM 600,000 |
| Gold | USD 500,000 | RM 1,000,000 |
| Platinum | USD 1,000,000 | RM 2,000,000 |
A fourth category, tied to Special Economic Zones like Forest City, has a lower RM500,000 property floor, but it’s a separate track from the three main tiers above.
The Property Rule That Changes Everything
Earlier versions of MM2H let participants choose whether to buy property at all. The 2026 rules remove that choice for Silver, Gold, and Platinum applicants:
- The purchase must be completed within one year of your visa being endorsed.
- The property must be held for a minimum of 10 years before you can sell it outright.
- You're allowed to upgrade, selling one property to buy another, as long as your total investment stays above your tier's threshold.
- Once the purchase is done, you can withdraw up to 50% of your fixed deposit, with the rest staying locked for the duration of your stay.
Which Tier Actually Fits a KLCC Budget
The Gold tier’s RM1,000,000 property floor lands right where KLCC’s condo market already sits. Recent new launches in the area price from roughly RM713,000 to RM1.76 million, and projects we’ve reviewed on this site, like Armani Hallson KLCC and Divine KLCC, sit inside that bracket. That’s not a recommendation to buy either one for MM2H purposes specifically, it’s just useful context if you’re trying to work out whether a Gold-tier application and a KLCC condo search are actually the same shopping trip. See our full projects list for anything added since this guide was written.
Silver’s RM600,000 floor is a tighter fit. KLCC itself mostly starts above that, so Silver applicants comparing options may need to widen their search beyond the KLCC core to areas with lower entry prices.
If you’re budgeting in a currency other than Ringgit, here’s roughly what each tier’s property floor costs:
| Tier | Property minimum | ≈ SGD | ≈ HKD | ≈ USD |
|---|---|---|---|---|
| Silver | RM600,000 | S$188,000 | HK$1,152,000 | US$148,000 |
| Gold | RM1,000,000 | S$313,000 | HK$1,920,000 | US$247,000 |
| Platinum | RM2,000,000 | S$627,000 | HK$3,839,000 | US$495,000 |
Approximate, based on rates on 7 September 2026. Exchange rates shift daily, so treat this as a rough sense of scale.
The Actual Application Process, Start to Visa
The property rule is only one piece. Here’s the realistic path from first enquiry to holding an endorsed visa, since this is the part most property-focused guides skip entirely:
-
1
Engage a licensed MM2H agent
Direct applications to MOTAC are no longer accepted. Every application has to go through an approved agent, who confirms your tier and package.
-
2
Prepare and notarise documents
Roughly 1 to 2 months. You'll need proof of kinship for any dependants (marriage or birth certificates, translated), a criminal clearance certificate for anyone 18 or older, and 3 months of bank statements showing your income or funds.
-
3
Agent submits to MOTAC
Roughly 2 to 3 months for review. If your file is in order, you receive a Conditional Approval Letter (CAL), a green light pending the financial and health steps below, not a visa yet.
-
4
Meet the CAL conditions
Open a Malaysian bank account, place your tier's fixed deposit, complete a Malaysian medical exam, arrange local health insurance, and confirm accommodation. This is also the window where the mandatory property purchase for Silver, Gold, and Platinum gets completed.
-
5
Visa endorsement
With conditions met, your agent takes your passport to the MM2H Centre in Putrajaya for endorsement, typically within 3 months of the CAL.
Add it up and most applicants are looking at roughly 5 to 9 months from first document to an endorsed visa, sometimes longer if paperwork needs redoing. That timeline runs in parallel with, not after, your property search: since the purchase has to close within a year of endorsement, it’s worth starting to shortlist units while your application is still in the CAL stage rather than waiting for the visa to land first.
Stay Requirements Still Differ by Age
Property isn’t the only condition. Applicants under 50 must spend at least 90 days a year in Malaysia to maintain their status. Applicants 50 and above currently have no minimum stay requirement, though eligible dependants (spouse, unmarried children under 34, disabled children, and parents or parents-in-law) follow the main applicant’s terms.
Current Details to Confirm
MM2H rules have been revised more than once in recent years, and property thresholds, deposit amounts, and stay requirements are all things MOTAC can adjust again. Confirm the current figures with an MM2H agent or immigration lawyer before committing to a specific property, and ask us for current KLCC pricing if you’re weighing a Gold-tier purchase specifically.

Common questions
What is MM2H?
Malaysia My Second Home, a long-stay visa programme run by MOTAC that lets foreigners live in Malaysia for years at a time without full permanent residency, built around a fixed deposit and, as of 2026, a mandatory property purchase.
Is buying property mandatory for MM2H in 2026?
Yes. Unlike earlier versions of the programme, the 2026 MM2H structure makes a qualifying property purchase a mandatory part of every tier except the SEZ/Forest City category, not an optional extra.
What's the minimum property value for each MM2H tier?
RM600,000 for Silver, RM1,000,000 for Gold, and RM2,000,000 for Platinum. A separate RM500,000 minimum applies only to the SEZ/Forest City category.
How long do I have to buy the property after approval?
Silver, Gold, and Platinum applicants must complete the purchase within one year of visa endorsement.
Can I sell the property before 10 years?
Not outright. You can upgrade by selling and buying another property, but your total property investment must stay above your tier's threshold, and the 10-year holding clock is the baseline rule.
How long does the whole MM2H application take?
Realistically 5 to 9 months from first document to an endorsed visa: 1 to 2 months to prepare documents, 2 to 3 months for MOTAC to issue a Conditional Approval Letter, then up to 3 months more to meet conditions and get endorsed.
Can I apply for MM2H directly, without an agent?
No. Direct submissions to MOTAC are no longer accepted. Every application has to go through a MOTAC-approved MM2H agent.
